Rental Guidelines

Before applying with us, we recommend you review our leasing criteria and guidelines.

Misrepresentation or failure to disclose information on your rental application will result in a denial of your rental application and termination of your Lease Contract.

Application fee:
All persons aged 18 and older must fill out a separate application and pay a non-refundable application fee of $25.00 on our website www.kozzzy.com

Rental History:
Evictions do not result in an automatic disqualification, they are evaluated on a case-by-case basis. Having a pending eviction will extend the application processing time.

Income:
We would like to see a total household income that is approximately three times the rent.
Proof of income that you would like us to consider should be provided at the time of submitting the application.

Criminal:
Having a criminal history does not lead to an automatic disqualification, applications are evaluated on a case-by-case basis. Applications with individuals whose conduct is deemed a potential risk to the safety of other tenants or the property are at a higher risk of denial.

Renter's Insurance:
All Lessees
 are required to obtain and maintain renter's insurance and liability coverage for an amount of no less than One Hundred Thousand Dollars ($100,000.00). All Lessees and residents must be listed on the renter's insurance policy. Kozzzy LLC must be listed as Additional Interest (not Additional Insured) on the renter's insurance policy.

Pets:
Some properties are pet-friendly and some are not. Visiting pets or stray animals are never allowed on the premises regardless of whether the property is pet friendly. Violation of our pet policy will result in an immediate eviction filed against you without notice. If pets are allowed, there is a one-time non-refundable pet fee of $500, plus an additional $50 to the monthly rent per pet.

Security Deposit:
For well-qualified applicants, the security deposit amount is usually the same as the monthly rent; however, this amount could also be lower or higher depending on your rental application. We also offer payment arrangements and security deposit alternatives for qualified applicants who are approved with a large security deposit requirement.

Utilities:
Tenants are typically responsible for all utilities. The utilities must be placed in the tenant(s) name prior to move-in day and before receiving keys to the premises.

Keys are given on move-in day.

Credit:
At this time, we do not perform credit checks.

Renting units is done on a first-approved, first-served basis and not according to the order of rental applications received by us.
